The biggest problem that almost all landlords encounter is the non-payment of their tenants. On the other hand, many tenants use this Housing Benefit Claims as an excuse to not take immediate action about their rental because they know that they can stay there and they cannot be force to vacate their house unless a Country Court say so.
What is more frustrating is that most Country Courts have Citizen Advice Bureau and Duty solicitors that can give free advice to help tenants but they do not have any help given to the landlords for free.
